Our short-term rental ranges are based on published data from Breezeway (job length by bedrooms, May 2026), Guesty (time, and the same hourly-rate-times-hours method, Dec 2025), HomeGuide (extras and extra-bath costs, Apr 2026) and AirROI (what hosts charge guests, Feb 2026). Turno’s pricing guide advises logging your own times and counting overhead such as travel and supplies, so set your rate to cover them. Sizes come from RentCafe / Yardi Matrix and the U.S. Census Bureau.
Our estimateStudio time, sizes for 4 and 5+ beds, and the bathroom rule: up to one bathroom per bedroom is part of the base job, and each full bathroom beyond that adds 30 minutes (a half bath, 15).

- How is the short-term rental estimate worked out?
- It starts from the average job length for the bedroom count (Breezeway, May 2026), adds 30 minutes for each bathroom after the first, and multiplies by your hourly rate. Extras and a same-day rush are added on top, and the range shown is that total plus or minus 15 percent.
- How is the regular-clean estimate worked out?
- It averages the published price ranges from Angi (Mar 2026) and Thumbtack (Jan 2026) for the bedroom count, adds $10 to $40 for each extra bathroom, applies a discount for weekly, every-two-weeks or monthly visits, and scales the result to your rate. The job time shown is our arithmetic from those prices.
- Is this a quote I should charge exactly?
- No. It is a starting point built from published data. Prices vary by market, property and how you work, so check it against your own costs and local rates before you quote a client.
- Can I use my own time instead?
